Rental Criteria

1. Income

  • Household Income must be 3X the rent in provable net income - not gross income. 

  • Unemployment benefits and unscheduled bonuses are not considered acceptable forms of income. 

2. Credit

  • Minimum acceptable credit score is 525

  • If credit score is lower than 525 application may be considered, however if it is considered, a higher security deposit than the advertised amount would be required

3. Criminal History

  • Criminal background will be evaluated on a case by case basis

4. Rental History

  • Evictions within the last 10 years will not be considered

  • Outstanding Judgements from landlords/Collections from landlords: Please do not apply - Application will not be considered

5. Pets

  • Maximum of 2 pets per property. All cats must be fixed. All pets subject to owner approval.

Application Instructions

Application fee is payable online by applicant when requesting reports and is non-refundable. Application will be reviewed for qualifying before proceeding with credit and background report.

A complete application package will include: 

  • Completed and signed application 

  • Proof of Income 

Applicants need to complete the app and email to along with proof of income, a copy of their drivers license and the minimum requirements initialed. If it is a complete app, the lister will send them an email to run their credit/background and they can pay the fee online at that time. Only 1 application run at a time.
