Gross monthly income must be three (3) times the amount of the monthly rent. If supplemental income is needed to qualify for three (3) times the monthly the rent, applicant must supply verifiable documentation with application of (i.e. Social Security Award Letter, SSI Award Letter, Divorce Decree for Alimony and/or Child Support, Trust Fund, or Award Letter of Settlement).
Verifiable documentation can include Tax Returns, Bank Statements, Pay Stubs, and/or Offer to Employ if relocating.
Occupants may combine income to meet the three (3) times monthly rent to qualify.
Applicants that pay the $40 Non-Refundable Application Fee will have a Tri-Merged Credit Report processed.
Any outstanding unpaid Utility Bills will not be accepted unless sufficient documentation is provided to reflect no fault of said Applicant(s).
Chapter 7 Bankruptcy must be discharged for 30 days or more from the discharge date prior to submitting an application.
An open Bankruptcy Chapter 7 or 13 will not be accepted.
Outstanding and unpaid judgements resulting from an eviction will not be accepted unless acceptable documentation is provided.
3. Criminal History
All applicants must meet SanCo Realty’s Criminal Background criteria in order to be considered for occupancy.
Registered Sex offenders will not be accepted for occupancy.
Applicants with Felony backgrounds that include violent crimes against persons or property or the manufacturing or distribution of illegal drugs that is less than less than 10 years will not be accepted for occupancy.
Applicants with felonies not involving violent crimes or illegal drugs must be greater than 5 years old.
Conviction of crimes relating to alcohol offenses or drug possession offenses where no person was injured or killed, must be greater than 2 years old.
Convicted felons must submit Probation Officers name and contact information with application.
After an applicant completes a felony sentence, they must remain crime free for a period no less than 12 months from completion date.

4. Rental History
Applicant to supply rental history for last 24 months including contact for landlord(s).
No more than 1 NSF in last 12 months.
No non-compliance issues that resulted in non-renewal of lease or immediate termination of current lease in the past 12 months.
5. Applicants will be denied for the following
Applicants will be denied for pending evictions, unpaid judgement(s) resulting from an eviction, and an eviction within last 36 months that is paid or unpaid.
Any outstanding monies owed to past or current landlord(s).
Open Chapter 7 or Chapter 13 Bankruptcy that has not been discharged.
Applicant does not meet credit criteria or pass the criminal background check.
Falsification of material on application.
If applicant fails to comply with management on submitting necessary documentation.
If applicant does not qualification requirements, they can obtain a co-signer. Co-signers will be held to same qualifications.
An application is required on ALL potential occupants 18 years of age and older. By submitting an application, applicant acknowledges the Application Fee is non-refundable. If an applicant fails to remit payment of $40 per applicant at time of application submission, the application will not be processed. All occupants will be screened for the following criteria: 1) Credit 2) Income/Employment 3) Rental History or Proof of Present and/or Previous Mortgage and 4) Criminal Background. All questions must be answered in order for the application to be processed.
