Rental Criteria 

Thank you for considering our property. I look forward to working with you. Each home I manage has a separate owner, each with unique standards and goals. Please note the requirements on this page are guidelines which may vary by owner.

1. Income

  • Must submit proof of income

  • Paystubs and/or bank statements required to document

  • Income must be 2X monthly rent

  • Married couples and related residents over the age of 18 may combine income but must complete separate applications.

  • If you are self employed please submit tax returns for the last 2 years.

2. Criminal History

  • Applicants that are registered sex offenders will be denied.

  • Applicants must have no felony convictions less than 10 years old that involve violent crimes against persons or property, including but not limited to murder, arson, kidnapping, assault, bomb related offenses, robbery or burglary, terrorism OR that involve the manufacturing or distribution of drugs in any manner

  • All other felony convictions must be more than 5 years old

  • Conviction of any drug related offenses involving possession only, or alcohol related offenses where no one was permanently injured or killed, must be at least 2 years old

  • Successful completion of any felony sentence at least 2 years ago and no new criminal activity for at least 2 years before this application is also required

  • No Applicant with any outstanding warrants or crime that is awaiting trial will be accepted

  • If the Applicant would like management to review additional information regarding the felony conviction or the current arrest or warrant as part of their rental application, the Applicant is permitted to submit that information to management along with their application and Management will review that information on a case by case basis

3. Credit HISTORY

  • To determine satisfactory credit worthiness we obtain a report through a credit reporting agency which includes background and credit history.

  • Must provide details on bankruptcy if applicable. 

  • If bankruptcy is discharged, applicant must supply a copy of discharge letter with application.

  • Open judgements will not be accepted. 

  • Past judgements from prior landlords/apartment complexes will be considered if paid in full.

  • Evictions will be considered if they are paid in full.

  • Unpaid evictions will not be accepted.

4. Rental History

  • No more than 1 NSF payment in the last 12 months. 

  • Minimum 1 year verifiable rental history required

5. Pet Qualifications & Rules

  • Pets allowed on owner approval

  • Dogs must be 40 lbs and under

  • No Rottweilers, Pit Bulls, or Chows.

  • No cats

Application Instructions

Each application must be completely filled out and signed in before it can be processed. Additionally, you must complete a pet screening application. Once the application and pet screening application is completed and fees are paid the credit and background check will be done. You must submit a copy of the following documents in order for your application to be considered complete:

  • 2 most recent pay stubs

  • Photo ID - Drivers License preferred

  • Copy of military orders if applicable

  • Supporting documents for additional income

  • Copies of any satisfied court documents

  • Two years of tax returns if Self Employed

The application fee is $40 per applicant. Everyone over the age of 18 must submit a separate application. Applications are processed on a first come first serve basis. Completed applications must be turned in in-person at our office located at 10607 North Hayden Road #100, Scottsdale, AZ 85260. Acceptable forms of payment include cash, money orders or personal checks made payable to STEPHANIE CUNNINGHAM.
