1. All Tenants must have:
>3x monthly rent in gross (pre-tax) income (No Section 8 accepted)
A clean credit report
A clean legal background
Clean and verifiable past rental references
Lease start date of no later than 21 days from approval
Any derogatory credit or legal issues must have a reasonable and verifiable explanation, and will have to be cleared with the property Owner.
2. Applicants will be denied (no refunds) for:
Falsified information on Application or in any prior communication
Prior or pending evictions
Any legal action filed by a previous landlord
Monies owed to a landlord or apartment community
Any open (yet to be discharged) Bankruptcies. Bankruptcies must be discharged at least 7 months prior to application.
Certain misdemeanors and felonies (involving weapons, children, gangs, prostitution, drugs, violence), and sex offenses
3. pet qualifications & rules
Large breed animals are classified as over 30lbs. Small breed animals are defined as 30lbs and under.
Female cats must be fixed
NO MALE CATS
Certain breeds of dogs must be approved by the Owner and carry an extra liability policy naming the owner and Arizona Legacy Realty as added insured parties. These breeds include, but are not limited to: Pit Bull, German Shepherd, Rottweiler, Doberman and Chow
CRITERIA DO NOT APPLY TO ANY ASSISTIVE ANIMALS (Documentation Required)
Tenants shall ensure that all pet(s) are well behaved and shall not allow the pet(s) to disturb any other residents or neighbors. Tenant to ensure the pet(s) cause no damage to the property. Tenant agrees the pet(s) shall only be walked on a leash and only in areas so designated by the Owner/Landlord and the homeowners association.
Tenant will be responsible for any and all damages caused by the pet(s) on the property or in the community and will indemnify and hold harmless Owner/Landlord/Management for, from and against any and all claims arising because of the pet(s).
Please complete ONE application per OCCUPYING Adult (18 years or older). DO NOT put other applicants information on your application, all information should be your personal information not that of other applicants. The application fee is $40.00 Non-Refundable.
The application needs to be completed entirely or the application will be considered incomplete. DO NOT LEAVE ANY LINE BLANK THIS CAN FORFEIT YOUR APPLICATION FEE. Any blank spaces need to be completed with the words N/A where allowed.
Applications will only be considered complete when all the following is received:
One App Per Occupying Adult (18+ years)
One App Fee per Occupying Adult
Legible Copy of a Valid Government Issued ID (Front and Back)
Last 2 Most Recent Paycheck Stubs, Hire Letter or Last 2 months Bank Statements, business and personal (ONLY if self employed)
ALL DOCUMENTS ABOVE MUST BE SCANNED TO PM@OSBORNGROUPAZ.COM IMMEDIATELY AFTER COMPLETING YOUR APPLICATION. WE RUN FIRST COMPLETE APPLICATION IN FIRST, ONLY SUBMITTING AN APPLICATION WILL NOT PUT YOU FIRST IN LINE, ALL APPLICANTS AND ALL SUPPORTING DOCUMENTS NEED TO BE IN TO BE COMPLETE.

We caution you that fees vary based on the Type of Payment you select with our Online System. I encourage you to select the payment option and fee you are most comfortable with. (Your payment type will not affect your lease).
