Legacy Home Management
Not only must Applicant have acceptable credit history, additionally, all Applicants must meet our Criminal History Criteria.
You will be asked to provide information on your monthly income
Please note that most properties require that applicant combined gross income is at least three (3) times the monthly rental amount
2. Criminal History
Applicants that are registered sex offenders will be denied
Applicants must have no felony convictions less than 10 years old that involve violent crimes against persons or property, including but not limited to murder, arson, kidnapping, assault, bomb related offenses, robbery or burglary, terrorism OR that involve the manufacturing or distribution of drugs in any manner
All other felony convictions must be more than 5 years old
Conviction of any drug related offenses involving possession only, or alcohol related offenses where no one was permanently inured or killed, must be at least 2 years before this application is also required
No Applicant with any outstanding warrants or crime that is awaiting trial will be accepted
If the Applicant would like management to review additional information regarding the felony conviction or the current arrest or warrant as part of their rental application, the Applicant is permitted to submit that information to management along with their application and Management will review that information on a case by case basis
3. Rental History
To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references
4. Pet Qualifications & Rules
Pets may be considered on a case by case basis, be aware that there will be additional fees for pets.
We will be checking criminal background and rental history. An eviction with a paid off judgment may be overlooked but an eviction with an outstanding judgment will immediately disqualify you.
Cosigners must meet all of the same criteria however we do require a cosigner to have four (4) times the rental amount in verifiable income.
We do require "Renters Insurance" with Legacy Home Management listed as additional insured on all properties.
Each resident over the age of 18 must submit a complete and separate rental application.
Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.
