Rental Criteria

1. Income

  • Gross monthly income must be two (2) times the amount of the monthly rent. Occupants' income may be combined to meet the requirement. If employment income does not meet the criteria, documentation of other supplemental income must be provided (i.e. savings, stocks/bonds, social security, trust fund income, educational grants, etc.)

  • Need to Supply Seasoned and/or Sourced Documentation of Supplemental Income with Application

  • Employment must be current and verifiable

  • Other verifiable income equaling two (2) times annual monthly rent

  • Verifiable income includes as confirmed by employer, trust officer, tax returns, or other satisfactory documentation as required

  • In a Roommate situation, the two (2) times Income requirement can be split among the Roommates or met by at least one

2. Credit

  • A credit report will be processed on each applicant

  • Open bankruptcies and evictions within the last year will not be accepted

  • A single eviction from more than one year prior will be accepted if paid in full

3. Pet Qualifications & Rules

  • Maximum of two (2) pets will be accepted (service animals do not count as pets)

  • Pit bull breed dogs will not be accepted

  • Male cats will not be accepted

4. Vouchers

  • Section 8 vouchers will be accepted

Application Instructions

A rental application must be signed and processed on all prospective occupants 18 years of age or older.
